A word from our founder
How it all began
I was born in Georgia, into a culture where hospitality is not a service, but something deeply valued. In a Georgian home, the guest is not simply welcomed — they are cared for, respected, and made to feel that their presence matters. I did not learn this. I grew up with it.

My education took me to Moscow — a city with relentless energy and very high standards. It is a place where you are judged not by where you come from, but by what you can deliver. I learned quickly. I studied hard, worked harder, and left with something more important than any diploma: the belief that if you do something, you do it properly. Then, seventeen years ago, I discovered Cyprus — and something in me recognised it immediately as home. Here, I built everything that matters — my company, my daily routines, the sound of my daughters’ laughter. Cyprus taught me something important: that beauty is worth protecting, and that the people who walk through your door deserve to experience it at its best. Fifteen years in real estate, working with major companies, gave me the professional foundation. But the real education was quieter than that: learning to read people, to understand what is not said, and to make sure that every interaction leaves a person feeling genuinely understood.
That is not something you learn in a boardroom. It is instinct — a quiet, intuitive understanding of people that is simply part of my nature.

My company was not the result of a business plan. It grew from a conviction that this industry deserved higher standards — and that I was capable of setting them.
At some point, I realised that building within someone else's framework meant accepting their ceiling — and theirs was not high enough.
After fifteen years of building businesses for others, I had come to believe the industry was capable of more — and that our clients deserved more. In most of the industry, service is treated as a function. For me, it is something deeper — something you either have or you don't, and no training manual can create it.
I started with one property. A small house, nothing special on paper. I prepared it with care. Paid attention to the details. And in the first month, it earned twice what it had ever earned before.
That wasn't luck. It was clarity.
The way we work

Understand first
When a property comes to us, we don’t start with photos. We start with understanding.
What is this place, really? What makes it different? What does it need to become its best version?
We look at everything: location, positioning, the market, the competition, the strengths, and the limitations. We don’t ignore weaknesses — we work with them. This kind of clarity only comes with years of experience.

Prepare with intention
Once we understand the space, we focus on bringing it forward. Design and styling are not just about how something looks — they are part of the strategy.
A well-prepared space earns more, attracts better guests, and creates fewer problems. I’ve seen this work again and again over the years.

Maintain the standard
And then there is the standard we maintain every day: cleanliness, order, responsiveness. We are very particular about this — not because someone is checking, but because it matters to us.
